EnviroLogik working in conjunction with M&E Contractors Polyteck have installed their multi-sensor M&E IOT system in both sub-basement and rooftop plant rooms using their proprietary IOT hardware which was rapidly installed to monitor key items of equipment that the BMS couldn’t.

 

Unlike other systems, the EnviroLogik system is unique in that its systems can communicate and penetrate through sub-basement plant room walls and high-level plant and provide remote monitoring and critical alarming data using a secure Mobile network, enabling monitoring of key items, especially when the site isn’t manned.

 

Special IOT Sensors have been developed and were quickly and easily installed by Polyteck’s technicians to monitor:

  • Chiller Refrigerant Pressures/Leaks

  • Chiller Energy Consumption

  • Plant Room Water Leaks from Heating and Chilled Water Pumps and Sump Pumps

  • Water Tank Temperatures

  • AHU Filter differential pressures

  • Boiler and Chiller Flow Switches

 

Not all IOT systems are the same and some companies are claiming their devices can do many things, but in truth none have a full platform or multi-layered web based Dashboard accessible at different levels by anyone from the Security guards, Building manager, Multi-site Facility Managers and external Contractors.

The open architecture EnviroLogik IOT system can migrate into external systems such as Building Asset and Maintenance/Management systems through an API system and that’s exactly what they have done with Polyteck’s own Multi-Site Planned Maintenance system.

 

Polyteck’s technicians receive instant alerts as soon as something isn’t working quite as it should. Decisions can then be made by key customers staff to fix items before they fail, thereby offering true Condition Based Maintenance.

These IOT sensors, and secure Gateways are not connected to a Wi-Fi, or Buildings ethernet network making them highly secure, and can expand into monitoring many other systems.

 

Just imagine the thousands that can be saved from refrigerant leaks and compressor failures alone.

The 2 x 180Kw Trane Air Cooled Chillers installed at this site are critical to the comfort of many law firm office workers in this multi-tenanted building.

Chiller failures are commonplace in many Commercial offices are and probably one of the most expensive items to repair. Contractors Polyteck wanted to offer a condition based maintenance service rather than the conventional PPM type contract.

A decision was taken to install the unique EnviroLogik IOT critical refrigerant pressure monitoring and alarming system. The system enables refrigeration specialists to receive immediate alarm exception notifications when the refrigerant pressure drops below pre-agreed parameters within the refrigerant

circuit.

 

 

 

 

 

 

 

 

 

In addition when coupled with the EnviroLogik Chiller Energy Monitoring immediate indicators show that there is increased energy consumption. These 2 indicators show that something is wrong.

The customer can also access high-level less technical information through their own Dashboard, enabling them to request a call out by Polyteck's specialists to fix the problem before the system fails, saving a probable much higher repair bill due to a complete failure and component replacement.

Refrigerant and Compressor failures for a Chiller of this type would easily cost in excess of £10,000

We recently completed the Installation of our multi-sensor M&E IOT system on behalf of Managing Agents Knight Frank at the above site using  IOT hardware which was rapidly installed to monitor multiple items of equipment that the BMS couldn’t.

The 300,000 sq ft Building has constantly had problems with Water leaks from Toilets and sinks as well as major equipment failures from Pumps, Boilers, Hot Water systems and an ancient BMS.

 

Unlike other systems, the EnviroLogik system is unique in that its systems can communicate and penetrate through sub-basement plant room walls and high-level plant and provide remote monitoring and critical alarming data using a secure Mobile network, enabling monitoring of key items, especially when the site isn’t manned.

Decisions can then be made to fix items before they fail, thereby offering true Predictive Maintenance.

 

These IOT sensors, and secure Gateways are not connected to a Wi-Fi, or Buildings ethernet network making them highly secure, and can expand into monitoring many other systems.

 

The customer is now able to improve occupant comfort by staying ahead of problems.

Due to changes in Building Occupancy, the landlords of this Central London Property had been looking at savings that can be achieved from changing the     SFG-20 maintenance programme.

 

We recently completed the trial Installation of our Condition based Fan Coil Maintenance sensors on behalf of contractor CBRE at the above site using our Lorawan IOT hardware which was rapidly installed to monitor the filter condition of the Fan Coils throughout the site.

Reduced occupancy in every building has meant a change to std PPM maintenance needs, and with M&E equipment being used less often meant CBRE could offer substantial savings vs the SFG-20 standard.

The objective for CBRE and the landlords was to enable a move away from the SFG-20 regime which dictates the frequency of fan coil maintenance. By monitoring the filter condition of 10% of the total number using rapidly installed IoT differential pressure sensors, enables CBRE to undertake Fan Coil filter cleans only when needed.

CBRE have many Offices throughout the UK which they occupy in a different landlords properties. They needed a way to remotely read Gas, Electric and Water Meters, so they could manage their own energy consumption

 

We recently completed the Installation of our remote meter reading systems at 6 different locations, including Edinburgh, Liverpool, Bristol, Southampton and 2 London locations.

 

Despite the older age and different types of meters, we were able to install our IoT remote meter reading hardware onto both digital and analogue gas, electric and water meters at these sites using our Lorawan IOT hardware which was installed without disruption to tenants throughout the sites.

One of the key objectives for CBRE was to understand energy consumption, and we agreed thresholds so that alerts could be created when consumption goes above certain levels.

 

Special web accessible dashboards have been created to show the live and historical energy consumption

 

 

 

 

 

 

 

 

 

 

Additionally some other building occupiers at some of the sites wanted their own electricity consumption to be monitored as can be seen from this picture below.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Installation of Heat and Cool Meters

 

In many of the sites CBRE are also the Managing Agents as well as a buildings tenants. As billing of each tenants heating and cooling usage had to be undertaken, we provide for the installation of Heat and Cool meters, which accurately measures individual tenants heating, hot water and cooling usage.

Mulberry Trust Schools have 5 specialist School Campus locations in East London. Like many other trust schools they have a wide mixture of Mechanical & Electrical systems installed in their different buildings.

No Idea what the systems were costing to run.

Like all schools, saving energy is a high priority specially with the rising costs to operate the schools systems. The schools were having problems not knowing which systems were operating and when and what they were costing.

 

We recently completed the Installation of our IoT remote energy monitoring  systems at 3 different school locations, to identify where savings in operational running costs could be achieved. In their Stepney campus we immediately identified that their heating and hot water systems were operating 24/7.

 

They were then able to change the settings and the savings produced an immediate 40% reduction in their gas bills which we validated through remote meter readings.

 

At their Shoreditch location we identified that the air conditioning units servicing the IT suite we also running at times when their was no one in the suite. Again these settings were changed and an immediate saving of 35% was achieved

Custom dashboards were created to show the live and historical energy consumption across a variety of assets including, heating, hot water and A/C systems

Addition of Additional Schools

 

Because of the savings that have been achieved and the fast paybacks, the schools other locations are now in the process of rolling out our Smart IoT systems to manage energy usage and we will be providing our remote monitoring and critical alarming data using a secure Mobile network, enabling monitoring of key items, especially when the site has less occupants.
